What are EPCs?

​

Much like the multi-coloured sticker on new appliances, EPCs tell you how energy efficient a building is and give it a rating from A (very efficient) to G (inefficient). EPCs let the person who will use the building know how costly it will be to heat and light, and what its carbon dioxide emissions are likely to be.

The EPC will also state what the energy-efficiency rating could be if improvements are made, and highlights cost-effective ways to achieve a better rating. Even if you rent your home, some improvements noted on the EPC may be worth implementing, such as switching to more energy-efficient light bulbs.

EPCs are valid for 10 years from when issued.

The day of your survey

​

  • Measurements will be taken of the main area of your property including extensions, conservatories and porches. This will be recorded in floor plan sketch form.

  • Photographs of all elevations of the building, boilers, Hot water tank, electric and gas meters, loft space, fires and lighting.

  • All photographs taken will be stored in accordance with data protection rules and will only be used in the event of the survey being selected for random audit of in the case of a dispute.

  • The calculations will be made offsite and the EPC will be lodged with the government and be available for viewing by the general public.

  • You will be informed of the lodgement via email and a link to certificate will be included in your invoice or receipt.

  • Please check that you require an EPC at  www.epcregister.co.uk following the instructions provided on the website using the post code of the property.

  •  www.epcregister.co.uk  can also be used to retrieve your new EPC when lodged.

  • Payment is cash, bank transfer or cheque

  • For cash payments a receipt is available

  • For bank transfer payments an invoice will be sent with your lodgement email with payment instructions.

  • Cheques are payable on the day and a receipt can be issued payable to DJ Spernaes

Top Tips for a better EPC rating.

 

  • Try and make sure as many of your fixed light fittings as possible have low energy lamps fitted.

 

  • If you have a hot water tank, make sure there is plenty of insulation around it. Good insulation can make a significant difference to the rating.

  •  If we cannot see the loft is insulated because either we cannot gain loft access or because the loft is boarded over please have any paperwork available to prove loft insulation is fitted.

 

  •  If you have cavity wall insulation which evidence is not visible due to rendering etc, make sure you have the paperwork available.

 

  •  If your double glazed windows were fitted after 2002 and the date is not visible in the units, please have paperwork available (FENSA certificate or paperwork with details of work complete) to show the installation date.

 

  • Establishing the boilers details from visual inspection can be difficult, so please have any information manuals or service history available.

  • Any planning documents relating to extensions ideally showing details of works completed signed off by building control. While this is not essential it may improve the accuracy of your EPC.

  • Please ensure there is access to all outside and inside areas of your property.

This will involve making sure there is full access to boilers, electric and gas meters, loft spaces, hot water tank.

Whilst beneficial it will not be essential for you to provide a ladder for accessing the loft spaces as this will be brought to the survey.
