Properties that are let need to have an EPC with at least a grade E. this can be very easy and inexpensive to achieve with the right knowledge.

Landlords and letting agents are being advised to check on their housing stock and make improvements immediately as there is likely to be a rush to get improvements and EPC,s completed before the deadline of April 2018. Properties not meeting the required standards will not be able to be let out after this date.

If your EPC is old it could be beneficial to have a new survey carried out. If your property is still not up to the required standard then I can help you understand the cheapest measures recommended in your EPC. Often a hot water cylinder jacket top up and a cylinder thermostat can get you those all important points in order to push you into an E grade; however, there are other small measures too that can make the difference. Please look at my checklist on the EPC page. After improvements have been carried out A second EPC can then be arranged at a discount rate and then you are free to legally let your property. I have had customers achieve the desired minimum without paying for upgrades to their property as their previous EPC was very old and sometimes carried out incorrectly in the first instance.
